Capital and Expense Matrix: Roll-up Descriptions

By default, the Capital and Expense Matrix provides the rollup boxes described in this topic. The descriptions are included in the Capital and Expense Matrix table (finanal_matrix), so that they appear as tooltips on the boxes.

Many of these values (for example, Indirect Services, Maintenance, etc.) directly contain the result of an analysis metric. See Base Analysis Metrics: Summary and Calculations for descriptions, business relevance. and assumptions concerning those metrics.

Capital Rollups

Financial Roll Up Category Box

Tooltip Description

End Balances - Last Fiscal Year  

The value of assets as of the last day of the last fiscal year.

  Buildings

Value of buildings and their parcels of land on the last day of the last fiscal year.

  Land Parcels

Value of land holdings that do not have buildings on the last day of the last fiscal year. (Land that has owned buildings is included in the buildings category.)

  Structures

Depreciated value of structures as of the last day of the last fiscal year.

  Capital Improvements

Capital improvements (that is the result of capital projects) added to the portfolio as of the end of the last fiscal year. Includes only those improvements that are depreciated separately and not included in a re-baselined value of a building or property.

  Capital Equipment

Capital equipment assets added to the portfolio as of the end of the last fiscal year.

Projections - This Fiscal Year  

Changes to asset value that has occurred this fiscal year or that is forecast to occur this fiscal year.

  Buildings and Land (Added)

Buildings, structures and land assets added to the portfolio this year or expected to be added to the portfolio this fiscal year.

  Capital Improvements (Added)

Capital improvements (that is the result of capital projects) added to the portfolio this fiscal year or expected to be added to the portfolio this fiscal year.

  Capital Equipment (Added)

Capital equipment added to the portfolio this fiscal year or expected to be added to the portfolio this fiscal year.

  Appreciation

The forecast appreciation this fiscal year of buildings or properties that include land assets.

  Depreciation

Depreciation of real estate, infrastructure and facilities assets that is forecast to occur over this fiscal year.

Balance Sheet Liability   Liabilities that appear on the balance sheet. This includes the remaining value of future mortgage payments if paid in full and capital leases if paid in full.
  Outstanding Debt on Assets

Sum of debt from beginning of the fiscal year to the end of the obligation.

Off-Balance Sheet Liability  

Liabilities, primarily leased facilities and equipment, that do not appear on the balance sheet.

  Outstanding Lease Commitments

Sum of off-balance sheet lease commitments from the beginning of the fiscal year to the end of the obligation.

Tooltip Description

Operating Expenses (on P&L)  

Operating expenses related to real estate, infrastructure and facilities.

  Indirect Services

Cost of non-facility services used to support line busineses. Includes items such as copy center, administrative support, day care, catering, and health club management.

  Maintenance

Cost of reactive and preventive building, grounds and equipment maintenance this fiscal year.

  Custodial

Cost of custodial services and trash removal this fiscal year.

  Security

Cost of security systems, personnel and outsourced services this fiscal year.

  Other

Other facility-related operating costs this fiscal year.

  Utilities

Cost of energy and utilities, such as water and natural gas, this fiscal year.

  Property Taxes

Property taxes paid this fiscal year.

  Rent Expenses Rent paid to lessors this fiscal year.
Income

Sum of off-balance sheet lease commitments from the beginning of the fiscal year to the end of the oblication.

Income this fiscal year related to real estate, infrastructure and facilities.

  Income

Income this fiscal year from owning assets, including sublet rent paid , ground floor retail rent received, telecom fees, and CAM costs received on owned buildings. Income (fy)

Additional Expenses (on P&L)  

Other expenses related to real estate, infrastructure and facilities.

  Asset Depreciation

The calculated depreciation based on the property type of buildings, structures, capital projects, or capital equipment items. Depreciation (fy)

  Mortgage

Interest Mortgage interest paid on assets this fiscal year. Interest (fy)

Analysis  

Analysis values not on financial statements.

  Internal Cost of Capital The opportunity cost of capital employed this year, valued using the Internal Cost of Capital. This is an analysis value only and it does not appear on the profit and loss statement or the balance sheet.Cost of Capital (fy)
Cash (Not on P&L)  

Cash expenditures that go directly to the balance sheet.

  Mortgage Principal

Mortgage principal paid on assets this fiscal year. This value goes directly to the balance sheet and does not appear on the profit and loss statement.

  Capital Outlays

Capital expenditures for capital projects and capital equipment this fiscal year. This value goes directly to the balance sheet and does not appear on the profit and loss statement.

By Decision Area Assets

Increase in asset value added to the balance sheet this fiscal year.

  Financing

Cost of financing real estate, infrastructure and facilities assets this fiscal year.

  Ownership

Cost of owning and leasing buildings, structures and land this fiscal year.

  Utilities

Cost of energy and utilities this fiscal year.

  Operations

Cost of operations this fiscal year.

Fixed vs. Variable Costs Fixed Costs

Costs of operations that are fixed by ownership or by contract, such as a rental contract. These costs cannot be altered except via an asset sale or a contract renegotiation.

  Variable Costs

Costs of operations that can be controlled unilaterally, such as maintenance or cleaning costs.

  Total Cost of Occupancy Operating costs related to occupancy, including maintenance, custodial, security, energy and utilities, property taxes, rent, and direct services.
  Total Cost of Ownership

The value of TCO Occupancy costs plus income less the costs of depreciation on buildings, structures, capital improvements, and capital equipment.

  Workpoint Cost

The value of TCO Ownership costs plus costs for financing, cost of capital employed, infrastructure including telecom infrastructure, and indirect services.
